Our firm represents mortgage companies, mortgage brokers, and banks in the preparation, closing, shipping, and funding of residential mortgage loans. Our Residential Mortgage Department is recognized in the industry for the integrity of its products and its high level of personal service.

Document Preparation

Document Preparation Only

Our firm will prepare the necessary legal documents for a residential loan transaction, and perform all necessary closing functions.

Procedure: Upon receipt of your request for documents, at least 24 hours prior to closing. (Doc Order Forms can be found on our “Doc Order Forms” page.) We complete a thorough review of the title commitment, survey (if applicable), sales contract when applicable, underwriter’s approval, and lender’s lock confirmation. Loan documents are prepared. These documents are drawn in your lender’s name.

Once the transaction has closed, the closing agent contacts our office for funding authorization. We give that authorization when we are satisfied that all closing conditions have been satisfied. Closing agents forward the originals of all loan documents executed in connection with the loan which are required by the investor. We organize the file in accordance with the investor’s instructions and submit the original package to the Investor for purchase. The original Note will be delivered per the instructions of your warehouse bank.

We carry a $2,000,000.00 Errors and Omissions insurance policy, a copy of which will be provided at your request.

Fulfillment Services

Document Preparation Plus Fulfillment Services

Our firm will prepare the necessary legal documents for a residential loan transaction, and perform all necessary closing, funding and shipping functions.

Procedure: Our services begin upon receipt of your request for documents at least 48 hours prior to closing. We then complete a thorough review of the title commitment, survey (if applicable), sales contract when applicable, underwriter’s approval, and lender’s lock confirmation. Loan documents are prepared and funds ordered from your warehouse bank. These documents are drawn in your name which requires the endorsement of the Note and, when applicable, the execution of an Assignment to the investor obligated to purchase the closed loan. For your convenience and at no extra charge, we will provide a Power of Attorney that you will execute, which will give our law firm the authority to execute these documents upon your instruction on your behalf.

Once the transaction has closed, the closing agent contacts our office for funding authorization. We give that authorization when we are satisfied that all closing conditions have been satisfied. We instruct the closing agent to forward to us by overnight delivery, the originals of all loan documents executed in connection with the loan which are required by the investor. We organize the file in accordance with the investor’s instructions and submit the original package to the investor for purchase. The original Note will be delivered per the instructions of your warehouse bank.

Document Review

Document Review

Our firm services include the review of Texas loan documents.

Procedure:  Client forwards to us by e-mail, or other electronic medium: the Note, Deed of Trust, any Riders and/or Addendums, Loan Approval or UW Summary, Title Commitment, and 1003 Loan Application
– 1003 will be used to confirm marital status only
– Loan Approval will be used to confirm loan program and terms
– Title Commitment will be used to confirm owner vesting, legal description, HOA Lien, and existing Schedule C Liens for refinance transactions
– We will then provide a written response within two (2) hours via email
– If the documents Lender has provided are correct and ready for release, we will then prepare and provide the Attorney Legal Disclosure, Warranty Deed, if applicable, Renewal & Extension Rider, if applicable, and our invoice for the Document Review service

Foreclosures

Our firm offers foreclosure services for residential and commercial properties in all counties in the State of Texas. Demand letters, acceleration letters, and posting documents are prepared in our home offices in Houston, Texas. Posting and sale documents are forwarded to our statewide network of substitute trustees to handle sales in any county. Bankruptcy documentation for lifting stays is also prepared and distributed from our home office to attorneys throughout the state.
